Everything on this page comes from my own comparables ledger. Each table says what it is built on: verified closed sales, current asking prices, or both, with the count per row. Asking prices tell you what sellers hope for; closed sales tell you what buyers paid. I never average the two.

The tightest cluster I hold: 14 verified studio sales in Las Mercedes, 2024–2026. Median $1,600/m², range $1,320–$1,983, closing prices $62,000 to $84,654, median 121 days on market. One property type, one barrio, all closed, all recent. It is the number I would actually stake a price on.

Method

How the ledger is built

371 records: 54 verified closed sales (43 of them from 2024–2026, 11 older) and 317 current asking prices. Sources: closed-sale records compiled from professional market sources, verified live listings, and property fichas I pulled myself. Medians are by property type; land and apartments are never mixed, and rural parcels over one hectare are excluded from town-lot medians. A farm and a building plot are not the same market. Days on market are counted from the oldest trace of the listing across portals, because agencies refresh old advertisements to make them look new. Last updated August 2026.
